Celtic Developments launch the epitome of luxury, waterfront living

Fife-based award winning developer, Celtic Developments has launched its highly exclusive development, ‘The Waterfront' through selling agents, Knight Frank.

Situated in a prime location on River Tay's south bank in the conservation area of Newport Upon Tay, north east Fife - each property boasts breathtaking river views.

The development will offer buyers an outstanding home, whose highlights include the latest technology, balconies overlooking the water, access to the river and a private mooring.  Comprising three exceptionally designed homes, there are two four-bedroom homes, ‘Horizon' and ‘Seascape' and one five-bedroom property ‘Reflection' on the waters edge.

The architectural styles and interiors reflect the dramatic riverside environment and offers buyers a unique opportunity to own a high-specification, technologically advanced property which perfectly blends the benefits of contemporary living with traditional quality.   And for those interested in a waterside residence, to help visualise this life, Celtic Developments has opened ‘Horizon' as a showhome.

Homebuyers will be able to move into The Waterfront before Christmas, as Horizon is already complete, Seascape is due for completion by mid November and Reflection by the end of this November.

Celtic Developments claim to be the first Scottish developer to implement IT technology as standard into its properties in 1999.  Technology coupled with the outstanding design, specification and location, definitely gives this development the competitive edge.  There is CAT7, high definition cabling throughout the homes, a video entry system, alarm, remote controlled garage doors and multi room audio and computer networking.

Horizon and Seascape

The four-bedroom showhome, ‘Horizon' and the four-bedroom ‘Seascape' are the same layout over three floors and enjoy a great deal of natural light.  These extremely spacious homes boast a total square footage of around 3230ft² (approximately).

Horizon, the showhome is entered via a large driveway where the entrance hall is located on the lower ground floor and there is also a cloak area, WC and plant room.  The impressive, ash circular staircase with stainless steel banisters takes visitors to the ground floor which immediately opens out to an incredibly spacious and light galleried landing area.  From here the large open-plan kitchen, family room and breakfast area unfolds which boasts waterfront views and doors to the garden patio area.

The German designed kitchen is of superior quality yet very contemporary, spacious and the perfect entertaining forum with its large island in the centre for preparing food or drinks.  There is also a double oven and gas hob, a contemporary kitchen tap and a state-of-the-art fridge/freezer.  A large dining room, separate utility room and lounge are also on this floor.  The stunning lounge has large patio doors which offer panoramic views across the River Tay to Dundee city.  Through these doors, an ‘L'-shaped balcony, nestles into the property's side with sufficient space to enjoy alfresco dining and drinks with friends or family.

The first floor houses the master-bedroom with en suite, three other bedrooms (two with en suite) and family bathroom with whirlpool bath together with the ‘gallery study' which is in a prime location at the top of the staircase with three large windows and again views of the Tay and the rail and road bridges.  This would make an ideal place for a study area, away from the hustle and bustle of the ground floor's living areas.

The master bedroom is extremely spacious with two large fitted wardrobes with an en suite that offers a bath, double shower and heated towel rack. Again, like the lounge, the master bedroom benefits from an adjoining balcony, but from a more elevated position - allowing homebuyers to indulge in some of the best views from the comfort of their own bed or balcony.

The four-bedroom Horizon and Seascape are both priced at £650,000.

Reflection

The five-bedroom Reflection property, perches over the River Tay and on completion at the end of this November, will come with a private mooring and exclusive riverside access.  This is the largest of the three properties boasting an impressive square footage of 4300 ft² (approximately).  The home's enviable position offers residents three-storey living with an additional ‘entry level' floor at the top - which has an extensive drive area suitable for multiple parking.  Once inside the property, there is a large gallery entrance with a WC, cloak area and a crescent shaped observatory - ideal for watching the sun setting behind the rail bridge.

Down one floor is the ‘living level' which houses the living, dining and breakfast rooms together with the kitchen, laundry room, cloak room and WC plus an extra, substantially sized room that could be used as a study, store or workshop area.  In order to take advantage of the uninterrupted and dramatic river views, some of the interior walls are also folding.  A balcony with wooden decking runs along the length of the living room, giving buyers incredible vistas of the River Tay, its bridges and Dundee, from inside or out.

The next floor down, houses the four bedrooms.  The master bedroom overlooks the river and features a turret shaped area and a balcony, right over the waterfront.  Fitted wardrobes, the length of the room offer plenty space for clothes and shoes and the extremely large master en suite offers the ideal place for pampering and relaxing with a sauna plus double wash hand basins and corner style whirlpool bath which offers views up river whilst bathing.

From the extensive landing there is a well-sized family bathroom, which can be accessed from bedroom four.  Bedroom three boasts its own en suite and bedroom two is very spacious and enjoys a south facing position.

The final ‘garden level' is the lowest floor in Reflection and harbours the drawing room with a balcony that stretches around the house projecting over the water and offers residents an unequivocal waterside location to relax and enjoy life.  This floor also harbours the fifth bedroom that could alternatively be used as a study or gym plus the large hall area.

The five-bedroom Reflection is priced at £1,000,000.

Homebuyers at The Waterfront in Newport Upon Tay, north east Fife will also benefit not only from living by the attractive River Tay but also being in a beautiful rural area which offers an array of pursuits, including; sailing, fishing, golf, walking, cycling and shooting.  For those interested in sailing, there is the Wormit Boating Club and the Royal Tay Yacht Club.  There is also a good range of local amenities nearby, from small shops, a Post Office, health centre to a sports club and primary and secondary schooling.

Newport Upon Tay has excellent access to the M90 and the south, as well as mainline stations at Dundee (three miles) and Leuchars (five miles) that offer rail links throughout the country and daily flights operate from Dundee Airport to London City.  Edinburgh Airport is approximately an hour's drive away and offers an extensive range of domestic and international flights.
