A Lesson In Regeneration

The landmark regeneration of Saffron Walden’s former Bell Language School by award winning developer Higgins Homes is the latest development in a growing trend of converting the UK’s existing mixed-use buildings into luxurious and stylish residential communities. Ludus in Saffron Walden, Essex, follows on from Higgins Homes’ successful 2010 redevelopment of the Old Hospital in Maidstone, Kent.
Located on the cusp of a striking Conservation Area, the historic development will consist of 16 luxury two-bedroom apartments in the former Victorian school building and the adjacent old hall will house six spacious two-bedroom apartments. There will also be 15 new build three and four bedroom houses.

These desirable homes will benefit from attractive views from the development’s elevated, tree-lined location and all properties will have allocated parking spaces and elegant communal areas. Some properties will also enjoy access to private garages.
The most striking feature of the entire development is the spectacular main school building which features rich red brickwork and a white gabled roof and windows. This exterior adds a sense of character to the development and ensures that the buildings at Ludus will continue to blend magnificently with the characterful architecture of Saffron Walden.

Inside, each apartment and house will be fitted to the highest specifications with neutral, sophisticated décor, contemporary fittings and stylish kitchens that will include integrated appliances such as a fridge-freezer, washing machine and dryer, oven and hob and microwave. The sleek styling at Ludus will bring new life and energy to the tired interior of the former school, providing modern and luxurious homes that retain the area’s historical essence.

Jeremy Marcus, Sales and Marketing Director, Higgins Homes, comments: “Saffron Walden is an historic town dating back to medieval times. Many of the buildings in the town retain their original characteristics, making it a charming and picturesque place to live. We wanted to ensure that our newest development respected this heritage and so the opportunity to regenerate an existing architectural gem was the perfect opportunity.”

Saffron Walden is a vibrant market town, with various attractions including the beautiful Audley End House and Gardens located nearby. There is also a wonderful mix of high street and boutique shops, restaurants and cafes which creates a vibrant town centre. The town’s proximity to some of the best rolling Essex countryside also makes this an essential destination for those who enjoy both peace and character in their home environment.

Saffron Walden also offers convenient travel connections, with Bishop’s Stortford and Stansted Airport around thirty-minutes away.* Cambridge is just 15 miles to the north and London is easily accessible by rail, as nearby Audley End station runs regular train services to London Liverpool Street that take approximately one hour.

Ludus is due to launch on the 29th October with both a show apartment and a show home. Prices will be released closer to this date. For further information please contact Higgins Homes on telephone 01799 520 470 or visit www.higginshomes.co.uk
