“But many people don't realise the tax breaks you can get by choosing certain options whilst your new home is being built.  New homes are in the main exempt from VAT - and this carries over to most of the optional extras. if they are completed as part of the build schedule, such as laminate flooring, ceramic tiling, hot-tubs / Jacuzzi or additional electric points. So if you add ceramic tiles to your kitchen floor, you will save having to pay the 17.5% VAT you will be charged if you have the work carried out after you move in.  This can be a considerable saving.
